Simonton Springs HOA - 2026 Notice

Happy New Year, Simonton Springs! As we begin 2026, the HOA Board is sharing key updates and what we need from homeowners to keep the association running smoothly, responsibly, and affordably.
 
2026 HOA Dues Are Due
 
2026 annual dues are $250 and are due by March 1, 2026. Paying on time ensures the HOA can meet obligations and maintain the neighborhood without disruption.
 
 
How to Pay (Preferred Methods First)
 
 
1) Zelle (Preferred) - REQUIRED STEPS
 
·         Send to: hoa@simontonsprings.com
 
·         Required memo format (MANDATORY): “2026 Dues - [House Number + Street Name]”  Example: “2026 Dues - 820 Lewis Ridge Cir”
 
·         Step 1 - Send $1 for verification ONLY: Send $1 first using the required memo format. Immediately email hoa@simontonsprings.com and include the address the payment should be applied to and that you sent the $1 Zelle verification payment.
 
·         Step 2 - WAIT for HOA confirmation: Do not send the remaining funds until the HOA verifies by return email that we received the $1 payment. After confirmation, send the remaining $249 using the same memo format.
 
·         Posting note: Payments without the required memo and address information may be delayed in posting.
 
·         Important: Please double-check the recipient before sending. The HOA is not responsible for dues sent to the wrong recipient.

·         If your address is not printed on your check, write your Simonton Springs address on the memo line.
·         If you want a receipt emailed, include an email address with your check.
·         Cash: Please do not put cash in the drop box. If you must pay cash, email the board first to schedule a time and ensure a receipt can be provided.
 
 
What Your Dues Pay For
 
 
Your annual dues help cover essential HOA expenses, including (but not limited to):
·         insurance
·         landscaping
·         electric costs
·         website/technology
·         retention pond maintenance and repairs
·         legal services
·         state registration
·         taxes on common areas
·         planned neighborhood upgrades
·         repairs and unexpected expenses
·         PO Box/mailbox services
·         accounting software and bookkeeping
·         postage, office supplies, and administrative expenses

Urgent: We Need a Full Board to Run the HOA Properly
 
At this time, we do not have a full board, and we need homeowners to fill key roles as soon as possible. Without a complete board, the association cannot run properly or sustainably.
 
Positions needed immediately:
 
·         Vice President
·         Secretary (Vacant)
·         Treasurer (basic accounting/bookkeeping comfort preferred)
·         Website support
·         Other volunteers (projects, communications, coordination)

Once the proper foundation is created (processes, records, and consistent operations), running the association should require minimal ongoing effort - but we must build that foundation now.
 
 
Management Company Impact: Why Volunteers Matter
 
Because Simonton Springs is a small community, if we cannot fill board roles and operate effectively, we may be forced to hire a management company. If that happens, dues can increase substantially (often $600/year or more) primarily to pay management fees, with minimal benefit to the community beyond basic administration. Management companies also typically enforce collections more aggressively in accordance with governing documents and applicable law.
 
 
HOA Meeting Coming Soon
 
In the coming weeks, we will send a notice proposing multiple dates for an HOA meeting to discuss challenges, answer questions, and align on next steps for 2026.
 
 
2026 Enforcement Reminders
 
·         Parking on grass is a covenant violation and fines will be assessed if violated.
·         Yards must be mowed and well-groomed; yard maintenance standards will be enforced.
 
 
Payment Plan Option (Under Consideration)
 
Some residents have asked about paying dues throughout the year instead of one annual payment. If the community votes to allow installment payments for a future year, we are willing to consider it if autopay is used so the HOA can meet expenses reliably.
 
 
Looking Ahead to 2027
 
Costs for goods and services have increased. To stay financially stable, the HOA must pay expenses and build a reasonable reserve for unexpected repairs and planned upgrades that keep the community pleasant and welcoming. Dues may need to increase for 2027, depending on actual costs and community decisions.
